Tax Foreclosure Properties: Are They For You?

February 26, 2010 | Leave a Comment

Tax foreclosure properties are properties that are sold to investors of the open market. These come about when an owner fails to pay their real estate or property taxes that are related to the residence they own after three years. The home is then allowed a two year redemption period in which the owner is expected to pay what is due or face severe penalties. If the account is not made current within the two year period, then the property is deeded to the county. These homes are then placed in auction and sold to the highest bidder. The new buyer holds the rights to the property, as long the tax liens are not paid.

Greenie real estate investors are able to acquire these properties at low prices. These properties can be found in a number of places and and markets and are listed in newspapers and periodicals as well as online. In order to buy a home, the hopeful homeowner must be present at the auction. Bids starts small, but can escalate. Depending on where you live, you may be charged a 10% non-refundable fee when you buy. A temporary certificate is given to the owner at the time of sale until a deed can be prepared. This deed is normally prepared and sent in about 60 days.

All properties sold at these actions are sold “as is” and are conveyed through a quit claim deed. If the buyer of a property does not respond to the notification after about 30 days, then failure to finalize the new purchase will result in the loss of the down payment. The property is then offered to the next highest bidder or placed back in action block for the next available action.

These real estate properties are pretty easy to find either through local public records or online. Contacting a Realtor is a useful way to find great deals. Make sure you investigate the real estate because a lot of them need extensive work and repair. But, if you’re up fr the challenge, the investment can be very rewarding.

First, you need to settle on a geographical location to search for these tax foreclosure properties. If it is not in your area, you’ll need to weigh the traveling costs. Get as many estimates you can of what the property is really worth and what the cost of repair will be. Do this before you buy. Make sure that you understand the rules involved in the auction as the rules can vary in each state.

Sell Your Condos Homes Houses And Real Estate Quickly

February 23, 2010 | Leave a Comment

If you are trying to sell Condos homes houses and real estate in Canada there are some things that you can do that will help your property to sell quicker. The sooner your properties sell, the sooner you can move your funds to another investment or have them free for other obligations.

For the quickest sale, you will want to make sure that your price is compatible with similar properties that are being offered. Unless there is a very good reason for a person to select your property and pay a higher price, most will choose the less expensive property. In addition, if your price is completely out of range of similar properties, you will probably not even get persons that are willing to view the property.

If the property is ready for a new occupant to move in, it will sell quicker. It is often inexpensive to paint walls. Choose neutral colors that will go with almost any decorating scheme. Make sure that floors are cleaned, but the expense of replacing carpets or other floor covering is often unnecessary. New owners would prefer to select their own floor coverings than pay you for the upgrade.

When showing the home, you should have some basic furnishings in place, but will want to remove personal photographs and other items so that the home becomes a blank slate where the potential buyer is able to picture their own possessions and personal items as it becomes their home.

Since first impressions are important, you will want to be sure that sidewalks stay shoveled of snow and that grass is kept neatly trimmed. Lawns should be kept watered during the growing season and flowers in the beds can make the home more attractive.

While it may be more difficult to sell Condos homes houses and real estate currently that it was in the past, good presentation and a good price can speed your sale.

The Burj Khalifa Is A True Marvel

February 14, 2010 | Leave a Comment

The name of this building was recently changed to the Burj Khalifa right at the time of its launch last month.

Dubai decided to change its name as a means of showing it’s appreciation for the financial aid it received from Abu Dhabi, a country next door that helped out immensely while the world economy sunk to a state of crisis last year.

Anyway, this is a special building that’s truly unlike any other landmark in the world. You’ve probably seen it mentioned on the news, but let’s take a closer look at some of the key highlights that make this the most exquisite building the world has ever seen.

To begin with, it has more than 160 floors that are inhabitable. Along with that, there is also apartment space there that was offered for just about $2,000 per square foot at its height.

No, you did not read that wrong, the price that a 2,000 square foot apartment would have been sold for was almost 4 million dollars! Prices have come down to earth to some extent, but the utter thought of levels like these is absurd.

There are also a handful of offices and other commercial businesses occupying the rest of the building.

Inside the Burj Khalifa will also be a world class hotel that was designed by Giorgio Armani. There will also be a swimming pool on the 76th floor that makes it the world’s highest swimming pool, as well as a mosque on the 158th floor that makes it the world’s highest mosque.

Everything is extremely safe here, as safety should be a foremost concern in any worldwide monument. The actual security of this building is another awesome feature because it is different than anything that has ever been seen in a building before. Special floors are at every 25 to 30 levels, having special compositions which cause them to be fire-resistant and their own air supplies.

This is truly a next generation building and should easily set the precedent for the buildings of the future as the bar has now been raised. This new era in architecture does make our world a better place.
